Please reconsider this redevelopment for 3 dwellings. I am happy for 2 dwellings but 3 is too many for this part of Wheaton Street due to the proximity to the T intersection with Yapinga Street. Parking will also be an issue with at least 3 cars on the street as the proposed dwellings will only have a single garage and to save the occupants continually moving cars out they will park on the street. The frontage of the houses will be forward on the block closer to the street which is not in the same style as all other surrounding houses which will possibly cause shadowing to surrounding properties. The block also does not meet council requirements for width to allow for 3 dwellings to be constructed. Wheaton Street is also getting busier as more and more cars use it as a thoroughfare to get to either Cross or South Roads which will also create the potential for a serious crash in a residential street. I am all for progress but not at the expanse of the local community feeling and over crowding of residential streets just for the council to make more income from rates etc.

Dear Darren,

Thank you for raising your concerns with respect to Development
Application No: 100/825/2016 proposing three single storey row dwellings
at 58 Wheaton Street, South Plympton.

Personally I believe that the Development Plan guidelines were loosened up
far too much (over ten years before I became Mayor in 2014). Dense housing
infill has created all sorts of problems. For these reasons the current
Council under my leadership has written to the Planning Minister to change
the guidelines; this is a lengthy process however and all current
applications must of course be assessed under the current Development Plan
guidelines.

I am advised by staff that this application is exempt from public
consultation and accordingly, the Development Act and associated
Regulations do not allow adjacent property owners to be formally notified
of the proposed development or formally object to the application.

However, I am pleased to tell you that Council's Planning Staff have
advised the applicant that they won't support the proposal in its current
form because it fails to meet a number of criteria in the Development
Plan.

To be fair, the developer will be given a chance to address the problems
with a variation to the application. One possible outcome is a reduction
in the number of dwellings from 3 to 2.

I encourage you to contact Justin Clisby, the planning officer assessing
the application on 8375 6600 to ascertain a status update in a couple of
weeks. By that time he might be in a position to let you know how the
applicants responded to his letter of 1st July 2016 which raised numerous
concerns.
